Причины
Технологии строительства середины прошлого века значительно отличались от современных, поэтому нижние венцы всех деревянных домов либо не гидроизолированы вовсе, либо изолированы всего одним слоем рубероида, сгнивавшим при повышенной влажности за несколько лет. Заваленка (не высокая земляная насыпь) применявшаяся в те времена для утепления, хоть и справлялась со своей функцией, но препятствовала проветриванию нижних бревен и ускоряла гниение.
Устранение проблемы
Заменить сгнившие нижние венцы деревянного дома можно по следующему плану:
- Гидравлические домкраты, грузоподъёмностью от 2.5 т;
- Крепкие опорные брусья, на которых дом будет держаться во время ремонта;
- Брус или бревно на замену сгнившему;
- Опалубка для заливки фундамента;
- Цемент песок и гравий для раствора;
- Набор для гидроизоляции;
- Набор столярного инструмента.
Сам процесс замены старых бревен нужно начать с определения пораженного гниением участка, не всегда его можно определить «на глаз». Лучше всего тут подойдет старый, дедовский метод – простукивание. Испортившееся дерево при ударе издает характерный глухой звук.
Далее, в крайне в самом верхнем ряду бревен, которые пойдут под замену пробиваются отверстия, в которые вставляется опорный брус. Этот бус должен быть очень прочным, так как на него придется весь вес здания. Под опору подводятся гидравлические домкраты и дом поднимается на высоту 5-10 см. В случае прогиба под брус подводят дополнительные опоры.
После удаления сгнивших сегментов венца и старого фундамента устанавливается временная опалубка, и заливается новое основание дома. При желании его можно усилить арматурой. Крайне важно не забыть про гидроизоляцию.
Когда новый фундамент застынет, с него снимается опалубка и укладываются новые ряды венца. Бревна необходимо заранее обстругать, чтобы они, как можно более плотно подходили к не замененным. Если позволяет бюджет не лишней будет обработка древесины составом отталкивающим влагу и насекомых. Дом опускается на свежий цоколь, снимаются домкраты, удаляется опора.
Все стыки свежих рядов нужно как следует проконопатить, а для теплоизоляции можно использовать монтажную пену.
